PUBLIC NOTICE - WILLIAMSBURG PLANNING COMMISSION

The Williamsburg Planning Commission will hold a public hearing on December 17, 2008, 3:30 P.M. in
the Council Chambers of the Stryker Building, 412 North Boundary Street, to consider the following:
The Village at Quarterpath
These are the requests of L&B Quarterpath, LLC, to revise the plan for The Village of Quarterpath on
Quarterpath Road from 77 homes (41 single family and 36 townhouses) to 119 homes (77
townhouses, 36 duplexes, and 6 single family), with a proffered maximum density of 9 dwelling
units/net acre, and with proffered requirements that no more than 20% can be rented, and that 10%
will be sold for less than $220,000. This property is designated by the 2006 Comprehensive Plan as
Medium Density Multifamily Attached land use, 8 dwelling units/net acre. The Village at Quarterpath is
located at 207>231, 302, and 401>413 Quarterpath Road; 101>115 Green Street; 100>114 Park
Place, and 200>411 Lewis Burwell Place, also identified as Williamsburg Tax Map Nos. 499-12-01-001
and 529-08-01-002>077.
PCR #08-024: Amend the text of the RM-2 Multifamily Dwelling District to allow the reduction of
front yards in addition to side and rear yards with a special use permit, and to allow the
construction of detached garages for townhouses.
PCR #08-025: Rezone 13.6 acres from RM-1 Multifamily Dwelling District Conditional to RM-2
Multifamily Dwelling District Conditional. The RM-2 District allows uses such as single family
detached dwellings, duplexes, townhouses and multifamily dwellings at a density of 14 units per net
acre. Uses such as churches, day care centers, nursing homes, schools and public buildings are
allowed with a special use permit.
PCR #08-026: Special use permit (and preliminary subdivision plat) to reduce yard requirements
in the RM-2 District to 10 foot front yards, 5 foot side yards, 8 foot corner side yards, and 25 foot
rear yards. The RM-2 District requires 25 foot front yards, 7½ foot side yards, and 25 foot rear
yards.
